En-Suite ceiling resoration after leak in Dublin, Rathgar

Painting Mould Treatment Completed: May 2026
We were called to a residential property in the historic Rathgar (Dublin 6) area to address a severely compromised ensuite bathroom ceiling. Due to a leak from the flat above, high humidity and inadequate localized ventilation, the ceiling was suffering from extensive water staining, loose flaking paint, and early-stage mould colonization.

Beyond looking unsightly, a damaged bathroom ceiling like this presents hidden risks that standard cosmetic painting simply cannot fix. Bathrooms are prime breeding grounds for organic growth. When steam trapped in an ensuite penetrates standard emulsion paint, it creates a persistent damp environment.

Mould spores released into small, enclosed spaces like ensuites can aggravate respiratory issues, trigger allergies, and impact air quality. Left unchecked, moisture eats through the paint layer and penetrates the underlying plasterboard, leading to bubbling, structural weakening, and costly ceiling replacements.

Simply painting over mould or loose paint with regular DIY paint guarantees the issue will return within months, as the active spores will continue to grow underneath the new layer.

To ensure a permanent fix, our Dublin-based maintenance team executed a rigorous, multi-stage remediation and painting process:

1.Surface Preparation & Scraping:Removing the failure layer. We meticulously scraped away all loose, bubbling, and flaking paint down to the sound, original plaster substrate to ensure proper adhesion for the new coatings.

2.Fungicidal Treatment & Stain Blocking:Neutralizing the root cause. The ceiling was treated with a professional-grade fungicidal wash to kill underlying mould spores. We then applied a premium, heavy-duty stain-blocking primer to permanently seal away watermarks and prevent discoloration from bleeding through the topcoat.

3.Mould-Resistant Finishing:Long-term protection. We finished the ceiling with two coats of specialized, premium mould-resistant bathroom paint. This paint is uniquely formulated with biocides that create an active, moisture-repellent barrier, preventing future spore colonization even in high-humidity environments.

The Rathgar ensuite was fully restored to a flawless, smooth finish. More importantly, the property owner now has peace of mind knowing the ceiling is structurally protected against the damp Dublin climate and everyday bathroom humidity.
