Leak repair from bath tub and shower in Dublin, Dundrum

We had a busy week with two different leaks. Same house. Two different bathrooms.

First job was the main bath. The silicone around the tub had cracked. Tiny gap. But water found it. Every time someone had a bath, water dripped down the side. It ran along the floor. Nobody noticed for months. Then we stepped on the tiles. Water squeezed up right through the grout lines. That is how you know it is bad. The whole subfloor underneath was soaked. Not to mention the stains the neighbour underneath must have on his ceiling.

We cut out all the old silicone first. Re-sealed the whole bath tub to stop the leak. After breaking up all the tiles from the floor, we let the floor dry out completely. Once dry, we installed new tiles on the floor, grouted and sealed the whole floor with silicone.

Second job was the en-suite shower. Different problem. Water had been leaking from the shower tray. Not a huge flood. Just a slow, steady drip. But that drip ran down inside the wall. It destroyed the plasterboard. You could push your finger right through it. Soft and crumbly.

We removed all the damaged wall around the shower tray. Cut it out clean. Put in new waterproof plasterboard. Taped the seams. Applied a tanking membrane just to be safe. Then we installed new tiles. Only around the shower tray area. The rest of the wall was fine.

Two leaks. Two fixes. Both of them would not be necessary if someone would have a look at the silicone. If you notice something, act asap.
